🚧 ASPHALT RESURFACING: What Happens Now? Tips to Protect Our Investment
Dear Residents,
Now that our paving project is completed, we are all excited to go back to our everyday routines. Our property is looking so much nicer, but our asphalt will need time to adjust and go through its curing process. Below is some quick information regarding the challenges of newly-laid asphalt.
- Asphalt is not like concrete — it relies on an 8 -12 month curing process.
- During the first few weeks, it remains relatively soft and pliable.
- The liquid asphalt and oils are still settling. When the sun beats down and warms the pavement, the surface becomes even softer, meaning vehicle tires are much more likely to press into the top layer.
- Friction and power steering: the most common culprit is power steering friction. When drivers make sharp turns or execute three-point turns while the car is stationary, the tires grind against the fresh surface.
- The good news is these marks are typically just aesthetic — as the asphalt continues to cure, oxidize and harden over the next few weeks, the marks will naturally fade.
🚧 ACTIONS ON YOUR PART:
- To help this curing process go smoothly, residents are encouraged to drive slowly, make turns only when the vehicle is actively moving and avoid turning the steering wheel while parked in place.
- In a perfect world, keeping additional vehicles off the property would be helpful as well—but we know that we have life in front of us, and we need to go about our day.
- Several Board members have gotten a clear, upfront exposure to the amount of traffic coming in/out of our property on a daily basis, from UPS, FedEx, courier delivery services, etc. What we can tell you is this: they typically do not adhere to speed limits, make abrupt stops, above speed limits leaving the property. We clearly have concerns about them coming onto the property over the next few weeks. If possible, if you can keep your delivery orders to a minimum, that would be greatly appreciated.
The Board is working on adding additional signage and other options to address speed limits, etc., going forward.

👷🏻 RESURFACING UPDATE: Final Update
Dear Residents,
To keep you updated:
Phase 1 and 2 of our resurfacing projects are now completed.
Residents will have full access to the property beginning at 5:00 pm today, Friday, June 12, 2026.
There were sufficient issues with numerous driveways in Phase 1 that required additional work and materials.
Despite the weather and numerous issues both the contractor and the Board were dealing with daily, we were able to complete our project within our projected timeline, with the exception of needing additional time to allow Phase 2 to continue to cure.
Luckily for us, one of our residents, Chris Smanto, who is a professional photographer, has been capturing photos from the beginning of this project.
These photos will be a great resource for us, not only to show residents the depth and extent of this project, but hopefully it allows us all the ability to gain a better perspective of what is involved in a project of this size and why it takes everyone’s cooperation to help facilitate a successful outcome.
We are very grateful to Chris for his time, and his talent for capturing these images for us in real time.
Reminder – If your car, or anyone visiting you, has an oil leak, DO NOT park on the property. If you do, you will be fined, and you will incur the cost of any repairs and clean up.
The Board will be doing a walk-through to review/assess any items that may need addressed with the finalization of this project.

👷🏻 RESURFACING UPDATE: Action Needed for Day 5, June 12th
Dear Residents,
Day 4 of the asphalt resurfacing project is now complete, and we are almost there! We cannot thank everyone enough for your patience and cooperation throughout this process, and we are sure that all of you—us included—are eager to get back to our normal routines. Please be aware of the following updates!
👷🏻 Phase 1 Plan:
- Phase 1 asphalt resurfacing is complete.
- At this time, it is okay to walk on any areas of Phase 1 as needed.
- Please do NOT drive or park on any resurfaced areas on Phase 1.
- At this time, our recommendation remains to continue parking in one of our designated parking areas until the project has concluded.
👷🏻 Phase 2 Plan:
- Phase 2 asphalt resurfacing is complete.
- At this time, it is okay to walk on any areas of Phase 2 only if absolutely necessary.
- Please do NOT drive or park on any resurfaced areas on Phase 2.
- At this time, our recommendation remains to continue parking in one of our designated parking areas until the project has concluded.
📢 Action Items for All Residents:
- PLEASE DO NOT schedule deliveries of any kind to your unit until the project has concluded.
- Please do NOT drive or park on any resurfaced areas on both phases of the property (no exceptions). Our contractor has advised that it is critical that residents do not drive or park as the asphalt needs time to settle—and with the heat, it is taking longer.
- Please note: If your car is leaking oil, do not park on the property. If you do, you will be fined, and you will be responsible for the cost of the cleanup.
- All dogs must be kept on a leash at all times (no exceptions). Our contractor has also advised us that it is critical not to have dogs walking on resurfaced areas due to chemicals.
- Our front entrance will remain been blocked until 5:00 pm tomorrow, June 12, to prevent unauthorized vehicles coming onto the property.
- At this time, our recommendation remains to continue parking in one of our designated parking areas until the project has concluded.
🚗 When is it safe to walk or drive on the property?
- Please do not drive or park on any resurfaced areas until we notify you that it is okay to do so. We will send a text when it is officially okay to walk or drive on the entire property. We expect to open the property fully at 5:00 pm tomorrow, June 12.
- Once the property is fully open, please do NOT park in any visitor parking spots. Our contractor will be coming back to stripe those areas, and they need to be cleared so they can complete the project. We will provide updates once we know when they will return to stripe the property.
🗒️ Please note:
- We will send an "all clear" text message update tomorrow, June 12, when it is officially okay to walk, drive, and park on all areas of the property (excluding visitor parking). We anticipate re-opening tomorrow at approximately 5:00 pm (tentative).

👷🏻 RESURFACING UPDATE: Action Needed for Day 4, June 11th
Dear Residents,
Day 3 of the asphalt resurfacing project has been completed. Thank you to everyone for your patience and cooperation during this project. It surely is only a temporary inconvenience. Please see below for updates on what will happen on Thursday, June 11th.
👷🏻 Phase 1 Plan:
- Phase 1 asphalt pouring has been completed, with additional blending to be completed tomorrow, June 11.
- At this time, our recommendation remains to continue parking at one of our designated parking areas to alleviate any confusion or issues.
👷🏻 Phase 2 Plan:
- Weather permitting, asphalt pouring on Phase 2 will be completed on Thursday, June 11.
- Our contractor will begin pouring at approximately 11:00 am.
- At this time, our recommendation remains to continue parking at one of our designated parking areas to alleviate any confusion or issues.
📢 Action Items for All Residents:
- There will be no trash pick up on Thursday, June 11, due to the resurfacing project.
- It is no longer required for garage doors to be open during the project (both phases).
- PLEASE, DO NOT schedule deliveries of any kind to your unit until the project has concluded. This is for both our residents' safety and that of USPS, FedEx, UPS, etc.
- Please do NOT walk, drive, or park on any resurfaced areas on both phases of the property (no exceptions). Our contractor has advised that it is critical that residents do not walk or drive on as the asphalt needs time to settle—and with the heat, it is taking longer.
- All dogs must be kept on a leash at all times (no exceptions). Our contractor has also advised us that it is critical not to have dogs walking on resurfaced areas due to chemicals.
- Our front entrance has been blocked in an effort to help avoid unauthorized vehicles coming onto the property. Due to ongoing issues with delivery drivers attempting to pull on to the property, members of the HOA Board have had to sit at the entrance to prevent them from entering.
- We encourage you to continue parking in the Parasson's parking lot or senior citizens parking lot for the duration of the project.
🚗 When is it safe to walk or drive on the property?
- Tentatively, we are planning on opening up access to all areas of the property before 5:00 pm on Friday, June 12 (this could change, but this is our hope).
- Please do not walk, drive, or park on any resurfaced areas until we notify you that it is okay to do so. We will send a text when it is officially okay to walk or drive on the property.

👷🏻 RESURFACING UPDATE: Action Needed for Day 3, June 10th
Dear Residents,
Day 2 of the asphalt resurfacing project has been completed for today. Please be familiar with the information below as we have additional updates:
👷🏻 Phase 1 Plan:
- Phase 1 took longer than anticipated to mill, due to unexpected issues with several driveways in the front area.
- An additional sub-base had to be added today to many of the driveways where the milling had to go deeper than expected in Phase 1.
- Tomorrow, June 10, for Phase 1 (weather permitting), our contractor will begin the final pour in Phase 1.
👷🏻 Phase 2 Plan:
- Tomorrow, June 10, Phase 2 milling process will continue. We do not anticipate having the asphalt poured in Phase 2 tomorrow, but that could change at a moment’s notice.
📢 Action Item for All Residents:
- PLEASE stay off the newly added sub-base in Phase 1.
- ALL RESIDENTS (located in both Phase 1 and Phase 2): Please ensure that your garage doors are fully open by 7:30 am on June 10 (no exceptions).
- PLEASE, PLEASE DO NOT schedule deliveries of any kind to your unit until the project has concluded. This is for both our residents' safety and that of USPS, FedEx, UPS, etc.
- Please do NOT walk, drive, or park on any freshly paved areas (no exceptions). All dogs must be kept on a leash at all times (no exceptions).

ASPHALT RESURFACING UPDATE: Action Needed for Day 2, June 9th
Dear Residents,
Day 1 of the asphalt resurfacing project has been completed for today — not fully completed. Please keep the following things in mind:
👷🏻 Phase 1 Plan:
- As of this evening, most of Phase 1 has been milled.
- Due to time constraints, our contractor will finish up milling the remaining areas in Phase 1 and then will begin milling in Phase 2 on Tuesday, June 9 afternoon — IF the weather permits.
- Asphalt will be poured in Phase 1 on June 9 (in the afternoon), pending the weather. Please do NOT walk, drive, or park on any freshly paved areas (no exceptions).
👷🏻 Phase 2 Plan:
- If you are in Phase 2, please ensure that your garage doors are fully open by 7:30 am on June 9 (no exceptions). After they finalize milling in Phase 1, they will proceed to milling in Phase 2.
📢 Action Item for All Residents:
- Due to the current condition of milled areas in Phase 1, driving is RESTRICTED on Phase 1 areas until notified that it is okay to do so (no exceptions).
- Please do NOT schedule deliveries of any kind to your unit until the project has concluded. This is for both our residents' safety and that of USPS, FedEx, UPS, etc.

📢 ASPHALT RESURFACING PROJECT - June 8-11, 2026 - Please Read!
Dear Residents,
As we quickly approach our anticipated Asphalt Resurfacing project scheduled for Monday, June 8-11 (weather permitting), we want to ensure the process goes as smoothly as possible for both our residents and the workers who will be on the premises. It is imperative that we all be proactive and mindful before, and during, the entire project.
📱 We will provide text message updates as often as possible during the project to keep you updated.
📢 Required Actions for All Residents (no exceptions):
- ALL VEHICLES must be off the property by 7:00 am on Monday, June 8. We do not want to tow any vehicles, but have coordinated with Joe's Towing if necessary (no exceptions). Any vehicles towed will be at the resident's expense.
- All garage doors MUST be left open during your phase of the project (no exceptions).
- Please make sure all items are off the aspha lt: plants, containers, etc., by Sunday evening, June 7.
- No driving, walking, or parking on newly-poured asphalt will be permitted until you are notified that it is safe to do so. No walking dogs on newly-poured asphalt until you are notified that it is safe to do so. Dogs must be walked on grassy areas of the development. All dogs MUST be on a leash at all times (no exceptions), especially with contractors on site.
🚗 Reserved Parking:
Please use our reserved parking areas for the duration of the project, if possible:
- Stow Senior Building (next to our property) - Do NOT use the first six parking spaces near the ramp/entrance to the building. If you opt to park here, please use your pink parking pass which was provided.
- Parasson's Parking Lot - If you opt to park here, please use your green parking pass which was provided.
🗑️🌳 Trash Pickup and Lawncare:
- There will be no weekly trash pick-up or lawn care next week. Please plan accordingly.
📭🚚 Mail, including USPS, FedEx, UPS, and other services:
- Mail will only be delivered if USPS has access to our mailboxes. If they are unable to access, mail will be held until the next day and they will bring back.
- Please DO NOT schedule any Amazon, FedEx, UPS, Doordash, Walmart, etc. deliveries during this project. A sign will be placed in front of the HOA property to deflect any delivery vehicles from entering the property. Delivery services may resume the following week. Our property will also be coned off to prevent any vehicles from entering.
We understand that this is a temporary inconvenience for all Locust Grove residents. However, we are confident that the project will go well with the cooperation of all residents. A large amount of money is being invested in the improvement of the community—much of which you and our community have paid into. Let's make this process as smooth and streamlined as possible. Let's respect each other and the contractors who will be visiting with us for a few days. We are excited for the huge improvement this will make on Locust Grove!
